Overpricing (High Price, Low Traffic)

Many sellers price their homes high—either emotionally or opportunistically hoping for a top-dollar sale. But we  see this play out often:

  • It limits buyer interest, causing fewer showings and more days on market—eventually resulting in reduced sale price later. 
  • It undermines momentum. As a property lingers, buyer enthusiasm drops and offers shrink in response.

Neglecting “Screen Appeal” (Your Online First Impression)

Your home’s first impression typically happens online. If your listing images don’t sell, your listing won’t sell.

  • Subpar photos, cluttered rooms, and no virtual tours undercut buyer enthusiasm. Properties with high-res photos & 3D tours sell for ~2% more—that’s thousands in Palm Beach County.
